Can spray foam insulation stop me getting a mortgage?

Yes. The majority of UK mortgage lenders now refuse to lend on properties with spray foam insulation in the roof space. Lenders including Halifax, Nationwide, Santander, NatWest and Barclays have all flagged spray foam as a material concern. The only reliable solution is professional removal by an EBR-01 certified contractor who can produce accepted compliance documentation.

How much does spray foam removal cost in the UK?

Spray foam removal costs in the UK typically range from £1,500 to £6,000 depending on the property size, foam type (open cell or closed cell), and difficulty of access. Open cell foam is generally easier and cheaper to remove. Closed cell foam is harder-set and may cost more. Always obtain at least three quotes from EBR-01 certified contractors.

What is the difference between open cell and closed cell spray foam?

Open cell spray foam is softer, spongy, and permeable. It is generally easier and cheaper to remove. Closed cell spray foam is rigid, dense, and much harder to remove. Both types cause mortgage lending problems. Closed cell is considered higher risk as it bonds more permanently to roof timbers and can cause greater structural concerns if damaged during removal.

Which mortgage lenders reject spray foam?

Most major UK mortgage lenders decline to lend on properties with spray foam insulation. This includes Halifax, Nationwide, Santander, NatWest, Barclays, HSBC, Virgin Money, TSB, and many building societies. Lenders consider spray foam a structural concern as it can mask timber damage and trap moisture. Removal by an EBR-01 certified contractor with proper documentation is required before most lenders will proceed.

How do I find a verified spray foam removal contractor near me?

Use the EBR-01 Contractor Directory at ebr-01.co.uk to find independently verified spray foam removal contractors in your area. All listed contractors have been assessed against the EBR-01 code of conduct and can produce mortgage-lender-accepted compliance documentation.

EBR-01 is the UK's independent industry code of conduct for spray foam insulation removal. It sets national standards for safe, fully documented, and mortgage-compliant removal processes. Contractors certified under EBR-01 undergo independent assessment and produce compliance packs accepted by UK mortgage lenders, RICS surveyors, and insurers.

Will a RICS surveyor flag spray foam insulation?

Yes. RICS surveyors are trained to identify and flag spray foam insulation in roof spaces. It is routinely noted as a material defect in homebuyer reports and full structural surveys. This can result in lender retention, mortgage refusal, or a reduced property valuation. Removal by an EBR-01 certified contractor resolves the defect and restores mortgage eligibility.

Can I sell my house if it has spray foam insulation?

Selling a house with spray foam insulation is difficult. Most buyers using a mortgage will be unable to obtain lending, significantly reducing your buyer pool. Cash buyers may heavily discount their offer. The most effective solution before selling is to have the spray foam professionally removed by an EBR-01 certified contractor and obtain full compliance documentation to satisfy any buyer's lender or surveyor.

How long does spray foam removal take?

Most residential spray foam removal projects take between 1 and 5 days depending on the size of the property and the type of foam. Open cell foam removal is generally quicker. Closed cell foam removal may take longer due to its rigid bonded nature. EBR-01 certified contractors will provide a full project timeline as part of the pre-removal survey.

Does spray foam removal damage roof timbers?

If carried out incorrectly, spray foam removal can damage roof timbers. This is why using an EBR-01 certified contractor is essential. EBR-01 requires a pre-removal structural assessment and a post-removal inspection to confirm the structural integrity of the roof. Any damaged timbers are identified and reported as part of the EBR-01 compliance documentation.
